The company is a legal entity that provides real estate advertising services.
Service users are individuals and legal entities that visit or post listings on the service. Service users can be visitors and registered users.
Visitors are service users who have free access to all available listings on the service via the internet. No prior registration is required to access listings.
Registered users are individuals who have registered on the service. Users who register (legal and natural persons) can post their listings under conditions defined by the company.
The contractual relationship between the user and the Company is considered concluded at the moment when the user accesses, registers, or in any way begins to use the Company's services (via website, mobile application, or other digital channel).
Through the service, the company provides real estate advertising services. Only registered individuals and legal entities can post listings on the service. Advertising is done through a special form, and the listing will be visible immediately after activation.
The listing duration is 3 months. After this period, the listing must be renewed to become active again. All paused listings will be deleted after 3 months from the pausing date unless the User reactivates them.
The number of free listings that a user (property owner) can post is limited to 5 active listings. A user who wishes to post more than 5 listings must register as an agency and pay a monthly membership fee of 100.00 EUR (+VAT). If the user fails to pay the membership fee within 5 days after it expires, the Company reserves the right to temporarily restrict or disable access to the user account, or to block published listings.
Listings can be free or paid (if you want your listings to be featured). Paid listings have priority in search. Listing payment is done through an auction system. The listing price refers to 1 view. Listings with higher bids (per view) will have better positioning.
Registration for individuals is free and allows: saving and posting listings, and account deactivation.
Registration for legal entities is also free. Applies to registered business entities and allows: saving and posting listings, and account deactivation (for registered users, i.e. legal entities, the company does not guarantee that they have business entity status).
The company, as a service provider, operates in accordance with the laws and regulations of Montenegro:
The company owns the copyright and intellectual property rights to the service. Any use of the service (or part of the service) without prior written authorization from the company will be treated as copyright infringement and will be legally sanctioned.
The company's responsibility applies only to the service content that is its copyrighted work.
Sharing of service content by other parties is permitted only with the company's consent. In that case, the other party is obliged to indicate the link from which the content was taken.
Registered individuals by their registration give consent to the company to use their data (name and surname, email address, phone number, residential address) for its purpose which is specified in the service description in a lawful manner.
User data is used exclusively for identification, in accordance with the business secrecy law. Apart from the company, the right to use user data belongs to state authorities who are authorized to do so by law.
The company has the right to send notifications, advertisements to users, all in accordance with the service content.
The company is not engaged in selling or renting real estate, nor does it provide any consultations or secure other services except advertising.
The company has no influence on the content of listings nor responsibility for their accuracy.
All responsibility for the accuracy of data during user registration and listing content lies with the user, i.e. the individual or legal entity that registered and posted the listing, or from whom the listing was taken.
Users guarantee that they are the owners of the real estate they posted on the service. The user registers once and from that moment will have their account on the service and the ability to post listings.
The company has the right to remove a listing from the service without notifying or explaining to the user if it deems it appropriate.
The company has the right to use posted content for its promotional purposes without compensation and without indicating the author.
A registered user may, without explanation, request deactivation of their account.
The company does not allow entering content that:
The company has the right to process such content to the competent state authorities.
The company is not responsible for errors and problems caused by internet providers. The system may be unavailable or partially unavailable during maintenance or upgrades.
For all disputes between the company and the user (if the dispute is not resolved amicably), the competent court is the Commercial Court in Podgorica, or the Basic Court if natural persons are involved.
